In December 2024, rents for 0-2 bedroom homes in the 50 largest U.S. metro areas dropped for the 17th month in a row. While rents have steadily declined over the past 17 months, the relief is minimal. December rents are just 3.7% below the July 2022 peak and still 16% higher than December 2019. Our February 2025 Rental Report shows that the median asking rent across the 50 largest metros dropped to $1,691, marking the 19th consecutive month of decline. Despite this gradual dip, rents remain significantly higher than pre-pandemic levels—still over 14% above what Americans were paying before.
